TERMS AND CONDITIONS

Welcome to our apartment! We are delighted to welcome you and want to make your stay as comfortable and safe as possible. Please read the rules carefully so that we can maintain a pleasant atmosphere for all guests.

1. Introduction

These Terms & Conditions govern the rental of apartments provided by Adriatic Home Management D.O.O, registered in Montenegro.

By making a booking or using the Property, the Guest agrees to these Terms.

2. Definitions

Company — Adriatic Home Management D.O.O

Guest / Tenant — any person booking or occupying the Property

Property — apartment offered for rental

Booking — confirmed reservation after payment and written confirmation

3. Scope of Services

The Company provides short-term and long-term rental accommodation in Montenegro.

The Property is provided strictly for residential use. The property may not be used for commercial activities, parties, events without prior written approval.

4. Booking and Payment

4.1 Booking Confirmation

A booking is confirmed only after:

receipt of payment, and

written confirmation from the Company

4.2 Payment Terms

Payment conditions are agreed at the time of booking

Payments must be made within agreed deadlines

The Company reserves the right to cancel bookings in case of non-payment

Payment is made to the company`s bank account, according to the company`s details.

5. Short-Term Rental (less than 30 days)

Minimum rental period – 5 days

5.1 Use of Property

Only registered guests may stay in the Property

5.2 Check-in / Check-out

Check-in: from 15:00

Check-out: until 10:30

Late check-out is subject to availability and may incur additional charges

5.3 Cancellation Policy

Unless otherwise agreed:

Cancellations less than 7 days before arrival is non-refundable

No-shows are non-refundable

Refunds, if applicable, are determined based on the specific booking conditions.

6. Long-Term Rental (30 days and more)

6.1 Deposit

A security deposit equal to one month’s rent is required and will be returned after inspection, subject to no damage and fulfillment of obligations.

6.2 Payment

First and last month rent are payable in advance

Subsequent payments are made monthly

6.3 Utilities

Utilities (electricity, water, internet) may be charged separately based on usage.

6.4 Termination

Minimum 30 days written notice is required

In case of early termination, financial conditions apply as agreed in the contract

The contract is for one year. In case of early termination before this period, all payments made are non-refundable.  

7. Use of Property

Guests agree to:

Use the Property for residential purposes only

Not organize parties or events without approval

Not sublet or transfer the Property to third parties

8. Guest Obligations

Guests must:

Maintain the Property in good condition

Report damages or issues immediately

Respect neighbors and noise restrictions (22:00–08:00)

Follow safety and house rules

Guests are responsible for any damage caused during their stay

The tenant is fully responsible for all personal belongings. The property owner or representatives are not responsible for any lost, forgotten, stolen items left in apartment.  

Room inventory (pillows, blankets, towels etc.) are intended for use during the stay and kindly requested not to take out.

9. Liability

The Company shall not be liable for:

Loss or damage to personal belongings

Indirect or consequential damages

Interruptions of utilities or internet

Events beyond reasonable control

Total liability of the Company shall not exceed the amount paid for the booking.

10. Access to Property

The Company reserves the right to access the Property for maintenance or inspection with prior notice.

11. Guest Registration and Legal Requirements

Guests must:

Provide valid identification for guest registration

Comply with Montenegrin registration laws

Pay tourist tax where applicable

12. Health and Safety

Guests must follow all safety rules, including:

Fire safety regulations

Proper use of appliances

Supervision of children

Emergency number: 112

13. Pets and Smoking

Pets are not allowed

Smoking is prohibited indoors

14. Cleaning

The Property must be returned in reasonable condition. Additional cleaning charges may apply.

15. Force Majeure

The Company shall not be liable for failure to perform obligations due to events beyond its control, including:

natural disasters

government restrictions

technical failures

16. Fire safety rules

Be careful with household appliances. Don't forget to turn them off after use.

All rooms are equipped with smoke detectors.

In case of fire call 112.

Smoking is prohibited indoors.

Smoking is only permitted in designated outdoor areas. Please dispose of cigarette butts in special waste containers.

Do not block emergency exits.

Use of fire extinguishers.

Fire extinguishers are located in easily accessible places throughout the apartment. Familiarize yourself with their location and, if necessary, use them according to the instructions.

Do not store gasoline, solvents or other hazardous materials

17. Rules for guests with children

All young children must be supervised at all times. Particular attention should be paid to the safety of children near the pool, on stairs and near electrical appliances.

The apartment is equipped with various electrical appliances. Make sure that children do not have access to switched on electrical appliances and sockets. Please use electrical appliances only for their intended purpose and follow safety precautions.

Some furniture and interior elements may be unsafe for children. Pay attention to objects with sharp corners, glass or heavy decorative elements. Try to protect children from using them.

The safety of children depends entirely on the responsibility of parents or accompanying adults. We ask you to exercise maximum caution to prevent any accidents.

17. Data Protection

Personal data is processed in accordance with our Privacy Policy.

By making a booking, the Guest consents to the processing of personal data for the purpose of providing services.

18. Complaints

Any complaints must be reported during the stay to allow timely resolution.

19. Termination

The Company reserves the right to terminate the stay without refund in case of:

violation of these Terms

illegal or unsafe behavior

damage to Property

20. Governing Law and Jurisdiction

These Terms are governed by the laws of Montenegro.

Any disputes shall be subject to the jurisdiction of Montenegrin courts.

21. Amendments

The Company reserves the right to modify these Terms at any time. Updated versions will be published on the website.
